The Southwest Florida office market continued to grow through the second half of 2016. Overall, the third and fourth quarters saw sales, rental rates and leasing activity rise throughout the metro area. The market has begun to trend toward a landlord’s market as supply shrinks and rates increase.
Strong job growth, especially within the healthcare services industry, continued to fuel the local economy. Rental rates for Class A space
averaged 25 percent higher than Class B space throughout the metro area. Vacancy in Southwest Florida has dropped to 9 percent, the lowest it has been in several years.
